The rent  a landlord charges depends on the type of property, its condition and its location. Landlords aim to charge a competitive market rent.

A potential landlord should research to see what similar properties in the area are achieving in rent.

1 bedroom accommodation average price ranges from €300 - €1,000 per month
2 bedroom accommodation average price ranges from €400 - €1,200 per month
3 bedroom accommodation average price ranges from €900 - €1, 500 per month
4 bedroom accommodation average price ranges from €1,000- €2,600 per month
5 bedroom accommodation average price ranges from €1,200- €2,500 per month


Tips to finding the perfect place at a good price

  • Find out how much you are able to afford, there is no point in looking at accommodation that is completely out of your price range.
  • Remember when you are deciding on the amount to spend on accommodation for the year, add in extra expenses like: Bills and utility costs.
  • Don't be afraid to ask for advice or help, whether its from your friends, family or even call into your local Students' Union office.
  • Check out your local newspapers, websites and advertisements.
  • Write down any questions you might have for landlords e.g. How much is the deposit? Are the bills included in the rent or are these paid separately? Do I pay monthly or weekly? Do you give me a rent book?
  • Do a snag list, take note of anything that is broken or needs to be fixed. Take pictures if it makes you feel better, this is so your not paying for damages that were already there before you moved in.
  • Make sure everything is in working order before handing over money.
  • Don't panic and take the first place, having a knowledge of different prices of accommodation may help you get your rent down that little bit more.
  • Compare other accommodation you checked out and see which one ticks all the boxes or at least the more important ones.
